Hi Colin,

I do the same as you intend, use Homeseer with X10 to control home
functions, including the heat and hot water in several homes, and never
had whichever events are of concern to Paul.

And also I've never needed to use a relay.

All the UK thermostats I've encountered had mains Line feeds that could be
controlled by being powered from plug power modules of from AD10 DIN rail
switches. If it's an electronic thermostat with a digital clock and maybe
programmability, try to choose one with "voltage free contacts"
so that it
has separate mains feeds for the electronics and the switched load. That
way the clock, display and controls of the thermostat can keep running
while the X10 switched power is turned off.

If you must use a relay (maybe because you don't have the installation
diagram and so are unsure what the wiring is doing?) get one that can
safely switch 2A at 240V, and for simplicity one with a 240V coil so that
the relay can be directly powered and controlled by an X10 or Z-Wave power
module.
