The UCMDEV (AIUI) sends signals to the RS-232 port for most comfort
actions, (zone activations, output changes etc), the PC can listen on the
serial port for the magic output change and start motion detection (using
motion- the nice system that Stuart pointed out last week).

It's Linux, not Win, so it's a few lines of code rather than an additional
application... [no, that's not a brag, just that I can't recommend some
software that will do it, as I'll be doing it myself when I get a UCMDEV]-
I expect some of the apps you mention will do the job for Windows.

Again if I understand correctly, the 'basic' UCM package is only for
CSXpress programming.  I'm sure someone will correct me if that's wrong...

Is there more to it than just setting it as 'doorbell' zone type then?

I got my Comfort doorstation on Saturday (ordered on Friday, thanks for the
speedy delivery Andrew!), will hopefully get the chance to fit it this
week.
