Paul,

Did you manage this yet?

If not, then in design view of your query that concatenates the address
together, click the "Totals" icon on the toolbar (looks like a
funky capital
E).

By default that adds the "Total:" row in the query designer and
sets it to
"Group By" for all the columns, which should achieve what you
want (unique
addresses).

You can then change the query type to one that creates a table from the
query results if you need to.
