work.  I am thinking about our upstairs bathroom here and, to get back on
topic, this will be our next automation project!

Also, you mention mains/low voltage.... Is there any restriction when using
in a bathroom?  I'm thinking wet feet, electricity, bang, here.

Depends if you're looking for water or electric...

We do a couple of electric systems by DEVI and EvenHeat - both are
undertile, i.e. finished screed - heating mats - latex screed - tiles.

One's LV ones Mains, both do an excellent job, though the EvenHeat is far
more robust as its made of a flat plastic with carbon in it, rather that
traditional wires.

If this is the sort of thing you're looking for - let me know and i'll help
as much as i can
