HA - Value added?

Hello all,

First post to the group, so I hope it hasn't been covered already.

I'm currently planning out the HA for my new flat and I'm pondering
the issue of what to do when we move out.

I can't see us living in this flat for longer that 3 years, so I'm
not going to install lots of HA that I have to leave behind.
However, some things, such as the ceiling speakers in the bathroom,
the lighting control and the curtain motors will have to stay when we
leave.

Do I sell these as a feature of the flat, and so design them to run
stand alone when the other HA is removed?  Or design for easy
removal, and take the lot out with minimum damage?

Has anyone else had any thoughts on this issue?  I would have thought
that well designed simple systems i.e. ability to hear radio or TV
audio in the bathroom, electric curtains etc, will be an asset to a
building, and might even raise the value.  However, if these systems
are self installed, what is the liability if something goes wrong?

Any thoughts welcome.
