xplhub not binding to socket

I've compiled Tony's xplhub app for Linux, and I'm getting the
following error message:

xPL Hub ERROR: Unable to bind socket on port 3865 (-1)!

netstat doesn't say they 3865 is already in use by anything else, and
I've tried running as root & a non-root user.

Any Ideas?

btw, to get the app to compile I had to change gcc to g++ in the Makefile.
