Very good question Ian

The enviroment agency say the flood defense wall that they construction 2
years ago provides one in one thousand years defence !!

I would agree though i would not want to park my car down there !! - at
least our carpark runs up hill by about 4ft to our doors....

It was the great flood of '99? when the water made its way to within about
15ft of the doors... - where the new building is standing they had about
4ft
inside :)
