Shaf,

I presume you want to use a PC as the source "player" in this
setup ? I
think you can do this with multiple sound cards. Two 5.1 cards to do
your 5.1 rooms, and at least one other 4 channel card to do your other
rooms. There's a Sourceforge project, see KX Project
