This was =A38k *WITHOUT* appliances too...

...I would have *NO* problem with spending that amount on a small kitchen
if:

1) It would get looked after. (I know it won't.)

2) It would get "used". (We don't cook for pleasure - just simple
stuff to
eat rather than look at!)

3) We didn't keep discussing moving somewhere else. (i.e. We were going to
be here long enough to make the investment worthwhile.)
