Rob,

An possible alternative is a Megaflo and a normal boiler. It is still a
tank, but it is pressurised, so it can go anywhere (upstairs /
downstairs), so you may be able to fit it in somewhere else.
Because it is unvented you get good pressure and great flow rate
without the need for a pump.
I have one combination system and one Megaflo system and would
definitely recommend the Megaflo.
