Your estimate of =A343K would seem realistic in my experience of the=20
world's smallest extension that I've been having built this year.

But, most importantly, you "must" get a specification done for
the=20
builders to quote off and you "must" get a fixed price quote
from=20
your builders. If you don't do the former they will build it wrong=20
and if you don't do the latter they will nail you to the floor! Also=20
if they change anything it is at their cost not yours. You can also=20
indicate what you are prepared to do against their costs and=20
negotiate down from the 'full' job to exclude the bits you want to do.
