No reason. I to have been having some problems with Homeseer I ended up upgrading the version to the latest Beta which solved most of the issues. But if you cannot control anything directly then I too guess it is the CM unit.

My CM12U seems to have packed up, and Mike Huggins seems to be out of stock at the moment.  Is there any reason why I can't use an XM10U and the serial lead from the CM12U ? (I don't use the memory, just interface for HomeSeer)
