I am passing IR over CAT5 using a home made receiver and transmitter
(very easy to build thanks to pcb's supplied a group member). The
challenge is multiple IR zones and for this I will use home made
HomeVision splitter which is being developed by various people here.

Absolutely, their kit is very expensive and with a small amount of
soldering skill and help from this group you can produce the same
thing very cheaply.
