Ian,

I had similar problem on two occasions recently with HV.

The first was the DDAR blocking X10. The second was a transformer for
the DECT phone on the opposite socket in the wall to the TW523 that
sends out X10 from HV. So both times something blocking the X10 signal,
guess what lesson I learned ;-)

I would say, look at things in the way or round about the CM11 that
could eat up signals and pull 'em out, see what happens.

Sorry it's the only suggestion I can come up with.
