I'm planning on doing this at home but will use a temperature sensor on
the hot pipe to the bathroom. If I get a temp sensor with a Normally
Open contact I can get the fan running when the pipe is hot. This means
it will trigger if a fair bit of hot water is drawn by the tap or
shower.  It will also remain on for a fair while afterwards.
