John - I look forward to hearing how you get on with yours.  I have 32 zones (2 spare), 8 keypads and 2 doorphones.
 
Last time I heard EIB was getting even harder to get into than it had been previously.  You used to have to take a 2 grand training course and then buy the software at hundreds of pounds after that just so you could program your own system!
 
The Comfort-Clipsal C-Bus tie up sounds a better plan to me - have you any ideas of cost of C-Bus stuff yet?
 
X10 is far from perfect - but after two years of being in our new house I would go with X10 again if I was doing it in the morning.  I've yet to find anything that comes close to the price/performance. 
 
_IF_ money was no object though, I would defo go with a hardwired system like C-Bus.

Am I glad I didn't get them involved with mne then. I'm going to have
about six zone, at least ten PIR's, five/six keypads and interfacing to
either EIB or C-BUS (sorry don't like X-10).
