Look for PIR sensors, squishy bits of carpets (pressure mats!), and
magnetic sensors on doors, then trace them manually back.  Is nothing
connected at the upstairs or under-stair end?  If the alarm is still
connected, you could just short out wires upstairs and see which zone is
activated (after checking which wire is the 12V supply and avoiding it!)

Sounds like your best bet, unless some of them are connected to the mains
(which they shouldn't be if they're just normal 4-core, but you can never
be sure with a home-brew system!).

The other way is to connect a battery and beeper at one end, with the cable
in series, and just go through them shorting them out.  One of them might
be the power supply for the alarm, try to find that and switch it off
first!
